Rental deposit receipt – a professional template in Word format

A deposit or security deposit is the amount the tenant hands over to the landlord on moving in as security for any damage, unpaid rent or unsettled utility bills. In practice it is most often equal to one month’s rent, frequently paid in cash and without any written record, and that is exactly where most disputes on moving out come from, when the parties cannot agree whether a deposit was handed over at all and how much it was.

This template covers both sides of that story. The first form confirms receipt of the deposit and ties it to a specific lease agreement, while the second form documents the return of the deposit in full or in a reduced amount, with each deduction specified. Residential leases are governed by the Residential Lease Act (Zakon o najmu stanova), and the obligations of the parties are also subject to the Obligations Act (Zakon o obveznim odnosima).

What the template includes

Legal framework

The law does not lay down an automatic deadline within which a deposit must be returned, nor a maximum permitted amount, so both depend on what the parties agree. That is why it is important to write the deadline for return (for example 8, 15 or 30 days from handover) into the receipt. A deduction from the deposit must be justified and specified, as a tenant can challenge a flat-rate retention of the deposit.
