Cadastral parcel check and land registry extract online - everything for your property

The quickest route is the Katastor free parcel check. Enter the parcel number, an address or a Google Maps link and within a minute you see whether the land is building land under the spatial plan in force, together with the boundaries on the map and the approximate buildable area with its setbacks from the boundary. The data is pulled from the official public sources (DGU and ISPU) in real time.

The Katastor parcel check shows the publicly published permits for a parcel - the occupancy permit (uporabna dozvola), the building permit, the location permit and the decision on as-built condition, along with notes entered in the land register. If a permit is not shown in the public register that does not mean it does not exist, and for those cases Katastor offers a manual check and obtains the documentation for you.

A ZK izvadak is an extract from the land register - the same document commonly called a vlasnički list (title deed), and in digital form an e-izvadak. With Katastor you order it online without e-Građani, a token or a NIAS login. Both are official forms of the land registry extract. The izvadak iz BZP-a (extract from the Baza zemljišnih podataka, the land data base) is issued for cadastral municipalities where the land register and the cadastre have been merged, while the izvadak iz knjige položenih ugovora (extract from the register of deposited contracts) covers special cases such as flats in former social ownership. The owner is entered in part B) vlastovnica, the ownership sheet of the land registry extract.
