Property paperwork without counters and queues
Katastor is a private digital service that obtains official Croatian property documents for you and checks cadastral parcels. Instead of going to a land registry department or a cadastral office, you enter the parcel number and the document arrives by e-mail.
A simple idea, an even simpler process
Katastor started in 2024 from a very simple idea. Everything that normally means hours of waiting, a walk from one counter to the next and a good deal of patience can be quick, clear and online.
The first time we tried to obtain a land registry extract the old way, we realised that people do not need another form. They need peace of mind: someone to check, explain and deliver what they actually need, without legal jargon.
Today a small team stands behind Katastor, one that has been through the same process many times. In land registry matters the obstacle is rarely the law. It is the practical sequence: what to do, where, and in what order. We put that sequence together for you.
Prices are stated openly, deadlines are realistic and communication is short and human. We process personal data in line with the GDPR and ask only for what is needed to deliver the document.

We reply the same working day, in plain language
There are no hidden steps. If we need more information to deliver, we say so clearly and straight away. We like tidy files, clear answers and customers who come back because someone finally explained the matter in normal language.
We do not give legal advice, but by explaining the document itself we help you see when it is time to contact a lawyer or a public notary.
From enquiry to document in three steps
You enter the parcel details
The cadastral municipality and the parcel number are enough. If you do not have them, send the address or a description and we will find the parcel for you.
We check and prepare the document
We retrieve the data from publicly available official sources, check that it matches and prepare the document as a PDF.
The document arrives by e-mail
Usually within two hours for digitally available folios. If a folio is not digitally available, we tell you the deadline before charging you.

Our services are technical and informational: we locate and deliver documents from publicly available official sources and prepare contract templates in line with current legislation.
