Ordering and delivery
What do I need to order a land registry extract?
An address is usually enough. If the address is ambiguous, for example a building with many units, add the owner name. If you know the cadastral parcel number and the cadastral municipality, that is the most precise option. You also give us an e-mail address for delivery.
Do I need a Croatian OIB number or an e-Citizen account?
No. Ordering through us needs neither. The Croatian e-Citizen system requires a Croatian electronic identity card, which most people abroad do not have, and that is exactly the step we remove.
How long does delivery take?
Most documents arrive by e-mail within two hours during business hours. Around one folio in ten is not digitally available and has to be obtained differently, which takes longer. We tell you by e-mail if that happens to your order.
What if the document cannot be obtained?
We refund you. This is rare, but it happens with properties that are not registered in the land registry or where the records are incomplete.
Can I order from outside Croatia?
Yes. There is no residency requirement, the Croatian land registry is public, and payment is by card in euros. No Croatian bank account is needed.
The documents
What is the difference between an official and an unofficial extract?
The content is the same. The official version carries an electronic signature and a QR code for verification and has the same legal force as an extract collected at the court, so banks and notaries accept it. The unofficial version is for your own information and costs less.
What is a historical extract for?
It shows earlier entries and deleted encumbrances, so you can follow how ownership and charges changed over time. It is the document that reveals an unresolved inheritance or a mortgage that was recently removed.
What is the difference between the land registry and the cadastre?
The land registry, kept by the courts, records legal ownership and rights. The cadastre, kept by the State Geodetic Administration, records physical facts such as boundaries, area and land use, and the recorded possessor. Ownership is proven by the land registry extract.
What does a plomba mean on the extract?
It is an annotation that an application affecting the property has been filed but not yet decided. It may be routine, such as the deletion of a repaid mortgage, or it may matter a great deal. Find out what it is before signing anything.
Is the document in English?
No. Croatian authorities issue these documents in Croatian, and only that form has legal weight. We deliver the document as issued. For use abroad you will usually need a certified translation by a sworn court interpreter, and sometimes an apostille.
Prices and payment
How much does an extract cost?
The official land registry extract is 16 euros, the unofficial one 14 euros, the historical extract 18 euros, and the full ownership documentation package 38 euros. The complete list is on the pricing page.
How do I pay?
By card through Stripe, in euros. The invoice is issued by Blue Jupiter j.d.o.o. and is sent by e-mail. You can enter company details at checkout if you need the invoice made out to a company.
Is the cadastral parcel check really free?
The map, boundaries, area and neighbours are free. Detailed data such as land use from the spatial plan and buildability costs 9 euros per parcel, with packages available for people who check parcels regularly.
Buying, inheriting and using the documents
Can a foreigner buy property in Croatia?
Citizens of EU and EEA states buy under the same rules as Croatian citizens. Buyers from outside the EU need reciprocity with their country and consent from the competent ministry. Agricultural land is restricted separately. See buying property as a foreigner.
How old can an extract be for a bank or a notary?
There is no formal expiry date, because the extract shows the state of the register on the day it was issued. In practice banks ask for an extract no older than 30 days, and notaries commonly 15 to 30 days.
The owner in the register has died. What do I do?
The register keeps showing the deceased person until the inheritance is registered. Order a historical extract as well and take both to a probate lawyer, because the transfer must be registered before the property can be sold.
Do I need a power of attorney to order documents about someone else's property?
No. The land registry is public and anyone may obtain an extract. A power of attorney is needed to act on a property, for example to sign a contract or apply for an OIB on someone's behalf.
