Land registry extract (title deed) - the key proof of ownership
A land registry extract is an official document issued by the land registry department of the competent municipal court, which clearly and unambiguously proves the right of ownership over a property. It is indispensable in every legal transaction involving property - whether you are buying, selling, inheriting or gifting.

Frequently asked questions
What is the difference between a land registry extract and a possessory sheet, and do I need both when buying?
These are two documents from different sources. The land registry extract from the land register proves legal ownership - who has the legal right to the property. The possessory sheet (posjedovni list) from the cadastre shows the factual situation: who holds the land, its area and its shape. For a sale the land registry extract is the crucial one, because it proves that the seller is entitled to sell the property, but we recommend obtaining both and comparing the data - differences often point to unrecorded inheritances or changes on the ground. We offer them separately or as a pack at a better price.
What does it mean if the land registry extract states social ownership or an encumbrance in the encumbrance sheet?
A note of social ownership means the property dates from a period when private ownership did not exist in the classic sense - ownership has not been fully resolved and conversion is needed, so banks usually refuse a loan. Encumbrances in the encumbrance sheet (list C) show the rights of third parties: mortgages, rights of way or utility easements, and notes of court proceedings. Encumbrances pass to the new owner unless they are removed before the purchase - in such cases you should always consult a lawyer.
What is the fastest way to check who owns a property and obtain an official land registry extract?
The fastest route is through Katastor: you send us the details you have - the address, the parcel number, or the owner name and address - and we obtain the land registry extract within 2 hours. You do not need e-Građani (the Croatian e-ID portal) or any knowledge of the cadastral system. Alternatively you can access the e-Zemljišne knjige (e-land register) system yourself through e-Građani if you have an eOsobna e-ID card and know the parcel or folio number, while going to the court in person is the slowest option. Our document has full legal force because it contains official data from the land register.
Do I need an OIB or an e-Građani login?
No. You order without logging in and without an OIB - the address of the property (or the owner first and last name and the address) and your e-mail address for delivery are enough.
What if my property is not available digitally?
Around 10% of requested land registry extracts are not available digitally, so the delivery deadline is extended - we let you know about that by e-mail. If the document cannot be obtained at all, we refund your money.
Do banks and notaries public accept this document?
Yes. The official version carries an electronic signature and a QR code for verifying authenticity, so it has the same legal force as an extract collected at the court.
