Need a land registry extract (title deed)?
Order an official or historical land registry extract, a cadastral certificate of possession or an extract from the cadastral plan - the document arrives by e-mail. If you run a parcel check first, the parcel number is already filled in on the form.

Questions about checking a cadastral parcel
How do I find a cadastral parcel by address?
Enter the address in the search box at the top of this page - you do not need to know the parcel number or the cadastral municipality. The check finds the parcel at that address and outlines its boundaries on satellite imagery. If you are out on site, the Locate me button on Katastor finds the parcel you are standing on.
Is checking a cadastral parcel free?
The first 3 checks are free - the first one opens straight away with nothing to fill in, and for the next ones you enter your e-mail and confirm it with the PIN from the message. No card and no e-Citizens account. Boundaries, area, neighbouring parcels and the map are always free; you pay to unlock the land use designation from the spatial plan, buildability and setbacks from the boundary (from 5.50 € per parcel in a package).
How do I check whether land is building land?
The check reads the spatial plan in force for your parcel and shows the land use designation with a plain label - for example "BUILDING LAND - residential use (S)" - instead of the codes used in the plan. You also get an approximate buildable area with setbacks from the boundary and a warning if the parcel runs across several land use designations. The register holds 3,498 cadastral municipalities, and the relevant spatial plan has been resolved for 96 % of them.
What is the difference between the cadastre and the land registry?
The cadastre records where a parcel is, how large it is and who possesses it. The land registry (gruntovnica) records who owns it and whether there are encumbrances - mortgages, annotations, easements. The parcel check brings both together in one report: boundaries and area from the cadastre, and the status of annotations from the land registry.
Can I order a land registry extract for the parcel straight away?
Yes. From the report you order the official land registry extract (title deed) with the electronic seal of the court in a few clicks - the parcel number is carried over into the form on its own. The document arrives by e-mail, usually within 2 hours on working days.
